Golden Valley Market Update (1 mile radius from Hampshire Park)
There are 35 active single family homes on the market today – just inching up a bit week on week because yet again, no homes went pending or sold this past week in thisradius. There were 3 new listings this past week.
General Market
This last week showed buyers much more aggressive about purchasing homes. Overall, things seem to start to stabilize a bit – new construction is more stable, pending sales have stopped decreasing as drastically and are starting to match this time last year; and while there are only 21,744 homes on the market in the Twin Cities (as opposed to 24,000 in previous months), that is still a considerable amount. Right now is the time to price aggressively to sell before the spring, when the inflow of bank-owned properties will flood the market at reduced prices.
